Help choosing minisplit system for heating & cooling

I purchased an 1100 square foot bungalow that was previously seasonal. I since gutted the entire house and am currently running all new plumbing and electrical. The entire house will be foamed using closed cell. We will also foam in the crawl but unfortunately we may not be able to access all 3 bedrooms… I have begun researching ductless systems (I don’t even have room for many ducts…) but as much as I’ve learned soooooo much- the more I learn the more questions I have! I am a realtor who has taken many courses in Green building practices & technologies,  while all of my certificates & designations were purported to make me an expert within my field- they have similarly only raised more questions….
So here we go:  Please not that I am aware that I can use less units to control my whole house if doors are left open, but with 4 people including 2 teenagers moving into an 1100sf Bungalow all doors will be closed most of the time & I’d prefer to spend more up front to get it right. I live in zone 6a with Temps rarely going below 0°f & have assumed that while in supposed to overcalculate use for vaulted ceilings I’m also supposed to decrease calculation for excellent insulation,  so I’ve decided that’s a wash & I’m going with flat square footage (am I right???)? I’d like to install 6k (or 7k depending on the brand) wall units into my smallest 5 rooms, & a 9k or 12k ducted unit into my 225sf living room & duct it into the bathroom as well. Based on my calculations I could get away with 42,000btu unit- but if I planned on a small addition in the next 5 years & adding another unit am I better off purchasing a 48,000btu unit??? So I guess my question really is:  AM I calculating the size of the unit off the homes square footage or the capacity of the components installed?? I got an installation quote from a local company for 20k which blew me away… I’ve been pricing online & it seems that I can purchase everything for 10k or less… Next question:  Mitsubishi seems much higher priced than Daikon or Fujitsu… is it worth it?? Last question:  is going with the 1 ducted unit in order to control the bathroom incredibly complicated?? I’m having a harder time deciphering instructions on the installation of these but since my house is gutted this is a perfect opportunity to get it all right (and I am soooooooo stressed out as I am my own GC). ALL ADVICE WELCOMED!!!

    I’d try hard to fit a ducted unit if at all possible, even if it’s just ducted to some of the rooms.
    1. Square footage is unrelated to heat loss. Don’t use that/or listen to anyone using that for sizing the unit. Instead, hire help or do your own manual j.
    2. If your climate doesn’t need AC that often (or at all), consider baseboard electric for some rooms. It’ll be cheaper to install and unlikely to cost that much more to operate if you’re well insulated.
    3. Multi-head minisplit systems are expensive and you should have a pro install them. There’s more to it than just the equipment.
