Walkout, Two story up, single floor rule of thumb cost factor SWAG

loopback | Posted in General Questions on

Background:  Dealing with a very sloping site, my designer is pushing long and narrow to stay on portion of lot that is relatively level, engineeered rear stemwall, backfill and post tensioned slab to keep foundation issues as simple as possible.  For dirt work, terracing, energy and other efficiency I would prefer either a two story walkout or a two story up build (which would still allow the slab approach)  My issue is that I will require an elevator if two story which is about 35-50k ballpark.  Building 2200 to 2500 square feet plus a three car garage.

Question:  Seeking a rule of thumb to plug into housing construction costs in my area to swag if two story with elevator will save enough to offset the other costs such as extra dirt work, foundation costs, terracing, materials etc for a single story.

Thoughts?

I have to ask did you buy the right lotfor you?

If you are unable to negotiate a flight of stairs it seems like the driveway and yard will also be impossible.

I think you could build an extra wide stair case with a lift chair on one side for much less than 40k.

I think you can have large amount of dirt moved around for what seems like very little money.
