San Francisco cathedral ceiling reroof needed!

Hi to all the clearly informed GBA contributors!

 
I am a San Francisco homeowner with a cathedral ceiling with a much needed reroof.

I am looking to hear the latest on best build science, practices and recommendations for trusted and informed San Francisco roofers.

 
Our roof is failing due to age (thermal and wind damage).
 
The existing roof assembly was just decking, felt and shingle. No ventilation. Some insulation batts between rafters. The rooms below the ceiling gets very cold in winter and baking in summer heat. Not very green…

    Chris,

    Keep in mind, most roofers are not going to be licensed or competent at insulating, so at the very least you need an insulation company involved as well. On top of that, dealing with subs as a homeowner with anything non-standard is a recipe for frustration and problems. ESPECIALLY in a market as underserved as San Francisco. There's also the detail of acquiring permits, which would then require some level of title 24 documentation if you're changing the insulation...

    If you want this done right and don't want to spend massive amounts of time on it I'd find a performance oriented GC to handle everything. Ask them what they recommend for your budget and share it here for specific feedback.
